Unlike most builders, Lennar offer a home that has everything included.  What does that mean for the buyer?  In the case of upgrades, it is simply a matter of over pricing them above what you could get done from an individual subcontractor.  I’m not saying that Lennar does not offer upgrades, but most of the “typical”upgrades in the modern home as “granite” countertops are included.  Whereas, a lot of builder charge higher prices at their “design centers”.  This is just something to think about when deciding on purchasing a home.

There are several “spec” homes available.  Home builders in the Tampa Bay Residential Market have completed homes available with some real savings like discounts off the original sales price and generous closing costs available to potential home buyers in communities like Riverview and Ruskin, Florida.  Sales prices onSpec” (speculation) are often the best places to get the best deals.  These homes are built by builders without an intended purchaser in mind (Hence the builder is speculating that they will find a builder to buy the home).

Granite vs. Quartz

Azalea-Kitchen_thumb.jpgMost of the new homes in the Tampa Bay residential market have granite countertops as standard rather than an option.  Some of the home builders are offers Quartz as an updated option. Granite is a common type of igneous rock that is granular and phaneritic in texture. Granites can be predominantly white, pink, or gray in color. Granitic rock is widely distributed throughout the continental crust.  Below are some different colors of Granites:

cropped-hamilton-kitchen-river-bend.jpgDid you know that Granite is actually porous?  Whereas, Quartz is not porous and thus requires no periodic sealing like Granite with the look of any quartz countertop compares to granite.  It is also heat-resistant.  Since quartz is an engineered product, consisting of a minimum of 93% quartz and 7% epoxy binder and dyes.  An engineered product is s a composite material made of crushed stone bound together by an adhesive.  The two common stones used in producing these products are marble and quartz.  It requires no sealer has the advantage in that it requires no harsh chemicals to seal, nor does it emit harmful chemicals into the air, making it potentially more environmentally friendly.  Because quartz countertops are manufactured, the color and pattern possibilities are limitless—including varieties that are almost identical to granite or marble.  Because of the ease of care, Quartz is becoming more popular.  For example, I know that Lennar now offers quartz as an option.  If you buying a home and you want to get the most for your money, you should consider Quartz.

Estoppels in Real Estate

moneyhands_217w_gifSo you think that you have considered all the epenses that are required to sell your home?  Maybe not.  Did you know that the seller might have to get an estoppel letter from the management company.  This legal document outlines information regarding the current owner’s financial standing in regards to the HOA, what is due and what has not been paid. It also indicates any assessments that are in progress or projected. Typically, these letter are needed before the 15 days before closing, as well as an update fee if the closing is delayed beyond the “good through” date. You would think that most management companies could provide this service for free and have several years ago. Unlike most closing fees, which are paid at the time of closing, management companies require payment upfront. However, this has been considered another source of income.  Additionally, there is not uniform cost to provide an estoppel. The good news is that you don’t have to get an estoppels for properties not in a subdisivion..  The bad news is that you will most likely have to get one from the management company to sell the property.

FHA Versus Conventional Loan (With and Without Closing Costs) Example

In today’s economy, it is often hard for buyers to come up with the additional money for closing costs and/or sellers are not willing to pay some or all of buyer’s closing costs to buy residential real estate.  Thus, I have been provided with an example of FHA versus Conventional Loans (with and without closing costs) for a property offered at $179,900.

money-7As demonstrated in the above exhibit, the cost to roll in the additional costs for either a Conventional or FHA loan is nominal over a 30 year term.  These closing costs include, but are not limited to real estate commissions (usually paid by the seller), lender fees (i.e..loan origination fee, loan discount points, application fee, etc.), homeowner’s insurance (in some cases flood insurance is required), real estate taxes, title feees, survey costs, inspections (i.e.pest.and home inspectors), etc.  With the new FHA rules that require mortgage insurance over the entire term regardless of loan-to-value, a conventional loan is a home buyer’s best option (if they can qualify for it).  FHA still is the easiest to qualify for.

Residential Market Insights: July 2016

HOME PRICES

The median home price was $239,700 in July, which was up 3.8 percent from June and up 4.7 percent from last year. The median home price has increased by approximately $11,000 in the past year alone.

HOME SALES

The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of 5.5 million homes during the month of May. This was an increase of 1.8 percent from April, and an increase of 4.5 percent from May of last year.

INVENTORY – MONTH’S SUPPLY

There was a 4.7-month supply of housing inventory in May, which remained flat from April. The total number of homes for sale decreased by 7.8 percent compared to May of last year to 2.15 million homes nationwide, which was 130,000 fewer listings than May of last year.

Residential Market Insights: May 2016

The median home price was $222,700 in March, which was up 5 percent from February and up 5.7 percent from last year. The median home price has increased by approximately $12,000 in the past year alone.

HOME PRICE

The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of 5.3 million homes during the month of March. This was an increase of 5.1 percent from February, and an increase of 1.5 percent from March of last year. Currently, 2016 is projected to outpace 2015 by approximately 720,000 total home sales.

INVENTORY – MONTH’S SUPPLY

There was a 4.5-month supply of housing inventory in March, up from 4.4 months in February. The total number of homes for sale in March increased by 2.3 percent to 1.98 million homes nationwide, but that was still 30,000 fewer listings than March of last year.
