Advertising and Selling Your Home

IMG_4140Most home owners look for the help of a Realtor to sell their home.  Unlike a home owner, a Realtor is skilled in not only selling, but marketing your home.  However, not all Realtors or for that matter real estate companies are alike.  For example, every sales associate at Keller Williams Realty has their own website to market listings and attract buyers.  It is how you use all the advertising available to market listings.

  1. Price it right to sell (Listing Price) is one of the most important factors in sell your home. For example, higher priced homes can expect a shorter marketing time than lower priced homes due to the potential home buyers available.  This is also a factor in pricing homes that need a lot of work.  In the Tampa Bay market, the average or typical home has a lot of potential home buyers.  Thus, pricing is very important to ensure that the property does not become stale.  Conversely, no home owner wants to leave money on the table.  As a real estate appraiser and a sales associate, I try to focus on pricing your home at a reasonable price.
  2. Almost all realtors use the MLS (Multiple Listing Service), but depending on the property the marketing should go further. Some other options include open houses, craig’s list, etc.  At Keller Williams Realty, we can market to a wide variety of other web sites via KW Connector into the KWLS (Keller Williams Listing Service).  Alternatively, you can directly enter your listing information into the KWLS.  Once in the KWLS, you can import additional photos and expand on the listing description. The KWLS then syndicates to more than 300 sites through ListHub.  Additionally, I’m an agent with both Trulia and Zillow that get the lion’s share of the views for home listings nationwide.  Lastly, my mailings have been successful for both my residential and commercial listings in the past.
