New Home Options Trend in Tampa Bay

Wolcott KitchenI have sold several new homes in the Tampa Bay market, which I have started to see some trends in new homes.  Most of the new home trends have been in the Interstate 75 Corridor. New home buyers are starting to demand different things items from for new homes even from several years ago. These trends includes and are not limited to the following:

  • Lot Sizes: Unlike older homes that featured ranch style homes on lots with wide widths and shallow depths. Newer homes feature smaller widths and deeper lots.  When you consider the typical side set backs in Hillsborough County is 5 feet, there is only 40 feet in width for a home.  For example, it is not uncommon to see the price change as the width increases.
  • Garages: Since there the lot sizes are smaller now, most consumers will purchase three car garages. Some homes even include tandem garages.  Otherwise, parking can become a real issue with limited area to park.
  • Flooring: Carpeting continues to be the most popular flooring option with ceramic tile in the wet hours. A real popular flooring option has been bamboo flooring. However, it gets scraped easily. There are now installing a ceramic tile that looks like very similar to the bamboo flooring.
  • Countertops: Granite kitchen countertops continue to be the most popular option. We are now starting to see Quartz gain in popularity, which is an engineered stone that does not stain or need sealing every year like granite. Laminate is seen in lower priced homes and is losing appeal to today’s homebuyers.
  • Appliances: Cooktops and wall oven combinations are just starting to gain in popularity in our market, compared to freestanding ovens. However, these are limited to higher end homes. All the appliances are typically stainless steel.
  • Kitchen sinks: More homes feature granite/stone kitchen sinks. One-piece cultured marble lavatories are also common in this market. Kitchen Islands with room for bar seating are common.
  • Electrical: Most homes are wired for alarms, ceiling fans, pendant lights, and lamps. Although garage door openers are not common, most home are wired for them. Phone outlet are started to be limited to only a few rooms.

This is very similar to the the national trends.  However, there are several differences.
