Marketing Real Estate Online

Did you know that 47% of the sales are a result of an internet search according to the National Association of Realtors.  Marketing real estate has changed over the past ten years. Traditional sources for finding buyers have become less reliant on open houses, signs and real estate agent. The internet is becoming the main source for finding buyers. Thus, it is important to market to a wide of potential buyers including a good internet marketing plan.  The following exhibit shows the growing importance of the internet:

Internet Marketing

Listhub has been the traditional way that listings from MLS (Multiple Listing Service) have been distributed to various web sites (i.e. Zillow, Trulia,,, etc.).  Currently, Listhub advertises over 900 web sites.  As of April 7th, the two largest web sites (Zillow and Trulia) are ending their agreement with Listhub and building their own platform to be known as Zillow Data Dashboard in an effort to dominate on line real estate marketing.  They are also going to target FSBOs (for sale by owners).  Prior to April 7th, Zillow and Trulia have also targeted potential foreclosures via lis pendens.  In US law, a lis pendens is a written notice that a lawsuit has been filed concerning real estate, involving either the title to the property or a claimed ownership interest in it.  This move could potentially cause a monopoly in online real estate marketing. Today is the day. We will see how the two big giants (Zillow and Trulia) in online real estate marketing fair without Listhub.
