Home builders in the Tampa Bay Residential Market have completed homes available with some real savings like discounts off the original sales price and generous closing costs available to potential home buyers in communities like Riverview, Florida.  Sales prices on Spec” (speculation) are often the best places to get the best deals.  These homes are built by builders without an intended purchaser in mind (Hence the builder is speculating that they will find a builder to buy the home).  In this case, there are five homes available in late November:

Since most people do not want to move during the holidays, the last quarter of the year is slow time to purchase a home.  Thus, the market can become a buyers market depending on the price range and the overall demand for the product.  Additionally, most new home builders are motivated to still sell homes to keep their subcontractors working.  So the time to buy a home is now with the best deals on “spec” homes.

If you are not interested in “Spec” homes and want to pick your own home on a lot of your choice as well as your own upgrades, then the builder is offering some premium lots with no premium charges for a limited time only.  These lots are on the following site with a black dot for your review:

Although these new homes are offered at a base price that features standard interior build out like vinyl flooring and Formica countertops, the average person spends an additional 10% to 15% over base price for upgrades.  As a potential purchaser, every future property owner should understand this before buying a new home.

Although there is a significant difference in the FHA mortgage payment versus a conventional mortgage payment, the conventional loan’s down payment is higher than FHA.  The following exhibit demonstrates these differences:
