Thinking of buying a new home in Tampa Bay? Before you buy or go under contract consider using a realtor. There are several advantages to using a realtor. First of all my services are free to the buyer (the commission is paid by the seller or in this case the new home builder as an advertising cost of doing business). It does not increase the price paid by the purchaser. Most builders expect realtors to bring them business and plan accordingly. Secondly, I have been successful in getting additionally items paid by the builder that is include in the sales price. For example, I have gotten a vinyl fence included in the sales price at no extra cost to the buyer. The real question is “Why would you not use a realtor to help you buyer a new home?”
Buyers always have better results when seeking discounts if negotiations are done prior to an agreement. If the buyer has not already gone to contract, a buyer may have a bargaining advantage. Once there is an agreement, you have essentially surrendered your advantage as a buyer/negotiator. Of course, this depends on the strength of the housing market in the desired price range
Additionally, builders often will negotiate upgrades, sales prices, and closing costs. In the case of upgrades, it is simply a matter of over pricing them in the beginning and then giving a little back. Sales prices on “Spec” (speculation) are often the best places to get the best deals. These homes are built by builders without an intended purchaser in mind (Hence the builder is spectating that they will find a builder to buy the home). Closing costs (especially if financing new homes) are high and builders often provide some closing cost help, but not all.
