Before you start looking for your home or investment property, it is a good idea to do some of your home (preparation) work first. Follow these steps to prepare for buying your new Tampa Bay home or investment property.
Build Your Financial Picture
This file contains all your important financial documents. You will need it to secure financing for your property and determine your buying power. Although I’m not a financial advisor or a banker, your file should contain the following documents:
- Financial statements
- Last two Bank statements
- Credit cards
- Auto loans
- Last two pay stubs
- Tax returns for two years
- Copies of leases for investment properties
- 401K statements, life insurance, stocks, bonds, and mutual account information.
Check Your Credit Rating
Your credit score will also have a strong impact on the type of property that you are eligible buy, and at what price. As a first preparation step, you should check your credit rating with an experienced lending institution so that we can determine what you can afford in terms of down payment and monthly payment.
The lender will research your credit ratings from the three credit reporting agencies Equifax, Experian and Trans Union. . If you don’t have a lender, I can recommend one. As a realtor, I have worked with several knowledgeable lenders that I could recommend in the residential, commercial ,and investment real estate fields.
Be Smart with Your Finances
Now is not a good time to make sudden career changes or large purchases.
