The Brandon area offers a wide variety of housing options comprises several unincorporated cities/areas.  Brandon is known for being one of Tampa’s premier bedroom communities with easy access to major thoroughfares like Interstate 75 and the Selmon Crosstown Expressway.  Due to this transportation network, alot of military members serving at MacDill Air Force Base call this area home.  As one of the oldest areas in eastern Hillsborough County, most of the land has been developed with a few infill areas remaining.  Riverview is located south of Brandon along the Alafia River and has seen tremendous amount of population growth due to the built out nature of Brandon and its easy access to both Interstate 75 and the Selmon Crosstown Expressway. Most of the residential growth has been in single family residential developments.  Seffner is located just north of Brandon, which enjoys access to both Interstates 4 and 75. This area boasts one of the highest elevations in eastern Hillsborough County. This community offers a wide variety of residential properties from mobile homes and duplexes to single family homes.  Dover was primary a rural agricultural community located between Seffner and Plant City in eastern Hillsborough County, which has been developed into a wide variety of residential properties from mobile homes to custom built single family homes.  Valrico is located just east of Brandon in unincorporated Hillsborough County. Although this community comprises less than six square miles, this community has one of the highest household incomes in Hillsborough County.

Brandon Median Income Zip Code MapAs you would guess there is a direct relationship between median home values and median household incomes.  For example, the map provided by city-data.com outlines the location of the median household income by zip code.  The lighter shaded areas represent higher demographics.  Based on the demographics, there appears to be higher median home prices for properties south of Highway 60 with similar median incomes in both zip codes (approximately 51K in both zip codes 33510 and 33511).  Despite one of the lowest median household incomes, Dover has one of the highest median sales prices.  At $61,109, Valrico has one of the of highest median incomes in the area as well as one of the highest median home prices.  The following charts depict the median household income and median home/condo sales price by zip code:

The housing market in this area is in high demand!  There are more buyers than available homes (in most price ranges).  Due to this high demand, buyers should also consider new homes.  New homes have alot of advantages (i.e. lower insurance costs due to higher building standards imposed by government agencies, home warranties that cover almost everything, etc.)  As Realtors, we can show you new homes and probably get additional seller incentives from home builders for you (i.e. more closing costs, refrigerators, blinds, garage door openers, fences, etc.).  Since the seller (builder) would pay for my services, why not let us find you your dream home today?

Some of the new home builders that Keller Williams Realty tracks in the eastern Hillsborough County include, but are not limited to Arthur Rutenberg, Ashton Woods, Beazer, Cardel, Centex, Highland Homes, Lennar, K Hovnanian, MI Homes, Pulte, Ryan Homes, Standard Pacific, Suarez, Sunrise Homes, Taylor Morrison, and Westbay.  The eastern Hillsborough County residential market offers a wide range of new homes to choose from.  Brandon has new single family homes from the high $100s to the high $200s. Dover has some single family residences priced at the high $200s.  These homes are on one acre lots within a gated community.  Gibsonton has some new single family homes priced as low as the mid 100s to as high as $500,000.  Lithia (Fishhawk) has new single family residences from the low $200s to the mid $500s.  There are also some custom builders offering build on your lot services.  Plant City has new single family homes priced from the high $100s to the high $200s. Riverview has some new single family homes priced as low as the mid to high 100s to as high as $300,000.  Valrico features some new single family residences starting in the low $200s to the $300s.
